We hold the deposit, coordinate with your agent and lender, clear every condition of the contract, and get you to a clean closing without surprises.
What we handle on your file
We open the file from the signed purchase agreement and deposit the buyer's earnest money into a neutral trust account. From there we collect the documents each side owes, track the contingency dates, and keep the loan and title work moving in step.
Near the end we prepare the closing documents, arrange signing in our office or with a mobile notary, and handle the final accounting so every dollar lands where the contract says it should.
What to expect
You'll hear from us at the points that matter, and you can call your officer directly with any question in between. Most homes close in 30 to 45 days, driven mostly by your loan and your contingency dates.
If anything looks like it might push the close date, we tell you early rather than at the last minute.
How a residential escrow goes
Open & deposit earnest money
We open the file, confirm the terms from the purchase agreement, and deposit the buyer's earnest money into a neutral trust account.
Inspections, appraisal & contingencies
The buyer completes inspections and the lender's appraisal. We track each contingency date and confirm items are cleared or renegotiated as they pass.
Loan & title work
We coordinate with the lender on loan documents and with the title company to confirm clear title and resolve any items on the preliminary report.
Signing
We prepare the closing documents and walk both parties through signing, in our office or with a mobile notary if that's easier for you.
Funding & recording
The loan funds, the deed records with the county, and we disburse the proceeds. You get your final statement and the keys change hands.
