Seller's guide

Selling is mostly about clearing what's owed on the property and signing so title can transfer clean. Here's what we'll need from you and when.

When you sell, escrow is largely about clearing what's owed against the property and getting your documents signed so ownership can transfer clean. We order payoffs, gather demands, prepare your deed, and make sure the title passes to the buyer free of anything that would hold it up. Your part is to give us accurate information early and sign when it's time. Here's what that looks like.

What we'll need from you

Getting these to us up front keeps your closing on schedule:

  • A government-issued photo ID for everyone on title
  • Payoff information for any loans on the property, including your loan number and lender
  • Details on any liens, judgments, or unpaid items recorded against the property
  • Completed and signed property disclosures
  • HOA contact information, if the property is in an association
  • Any home warranty details that apply to the sale
  • Forwarding details for your sale proceeds, confirmed with us by phone

Clearing what's owed

Before title can transfer to the buyer, anything attached to the property has to be paid or released. This is the part of escrow that protects the buyer's clean ownership and gets you to a clear closing.

  • We order a payoff demand from each lender so your existing loans are paid in full at close.
  • We review the title report for liens, judgments, or unpaid items, and work to clear them.
  • If the property is in an HOA, we request a demand for any dues, transfer fees, or assessments owed.
  • We confirm property taxes are accounted for and prorate them to the closing date.

These amounts come out of your sale proceeds at closing, so you usually won't pay them out of pocket. We show you exactly how they affect your bottom line before you sign.

Getting paid at closing

Once every condition is met and the deed records with the county, you get paid. We disburse your proceeds according to the forwarding instructions we've confirmed with you directly, by phone, so the money goes exactly where it should. Confirm those details with us verbally and never accept a change to your payout instructions by email.

You'll also receive a final settlement statement that lays out the full math of your sale: the price, every payoff and credit, the prorations, the fees, and the net amount you walk away with. Keep it for your records and for your tax preparer. We're happy to walk through any line on it with you.
