What we handle on your file

We open the file and confirm the terms, then work through the piece that sets commercial apart from a home sale: the parties are usually entities. We collect the formation and authority documents for each LLC, corporation, partnership, or trust so the title company can confirm that whoever signs is authorized to bind the entity to the deal.

From there we coordinate the moving parts a larger transaction carries: a longer due-diligence period, assignment of leases and existing tenant deposits where they apply, commercial loan documents, and the attorneys and brokers working alongside you. We keep the documents, deposits, and figures in order so nothing stalls the file as the close date approaches.

What to expect

Commercial files run longer than residential, often 45 to 90 days, because the due-diligence and financing timelines are longer and there are more parties to coordinate. We hold the deposit in our trust account the entire time and keep the file ready so the close isn't the bottleneck.

You'll have a named officer who knows your transaction and can speak directly with your attorney, lender, and broker. When a deal involves this much money and this many hands, having one neutral party tracking every condition is what keeps it on schedule.

How a commercial escrow goes

  1. Open & confirm terms

    We set up the file from the purchase agreement, take the deposit into our trust account, and confirm the business terms with all parties.

  2. Entity & signing authority

    We collect formation and authority documents for each entity so the title company can confirm who is authorized to sign and bind the LLC, corporation, partnership, or trust.

  3. Due diligence & financing

    We track the due-diligence period, coordinate commercial loan documents with the lender, and handle lease assignments or tenant deposits where they apply.

  4. Title, attorneys & signing

    We work with the title company to clear exceptions, coordinate with the attorneys and brokers at the table, prepare the closing documents, and arrange signing.

  5. Funding & recording

    Funds are released per instructions, the deed records with the county, and the transaction closes. You get a full final accounting.

  • Entity formation documents (articles, operating agreement, bylaws, or trust)
  • Resolution or authorization naming who may sign for the entity
